You are not going to be able to do an install with only 12M RAM and no
swap space.
The first time I tried I had only 16MB RAM installed, the installer
crashed. I rose it to 32MB RAM and the install completed successfully.
It would be tight but, you might be able to create a small swap space in
order to complete the install. There wasn't any trick to get the 109MB
install ( which can be shrunk more after the install), I just ran a text
based install. Selected custom then when the package group selection
screen came up I de-selected everything. It might be possible to get a
smaller initial install using a kickstart install. I attached a text
file of the packages included in the 109MB install. You might be better
off trying one of the smaller linux distributions.
