I’d echo what Martin said about re-tightening the toe-rail bolts. That may be 
all you need to do. On my boat the butyl is always in “play.” In the summer I 
will get dollops of it dropping down into the interior which I just clean up. I 
have no leaks in my toe-rail with the original fitment. As part of my refit I 
will go around and re-secure all the bolts. Not a terrible difficult job.

I would also say that as someone who is 5 years into a 2 year refit you may be 
surprised at how little repair work you need to do although on the older boats 
may be wet. As an example, I ran across a friend a few weeks back who had 
either hull 1 or 2 of the C&C 40. He and his wife raced it and then spent 
winters in the Bahamas on it. The entire deck was wet and I believe that they 
got C&C to replace the entire deck. When I mentioned that I was finding that 
there was very little wet core on my model we compared notes. I mentioned that 
C&C had drilled the hardware mounting holes, chamfered the edges and used butyl 
on our model and that it proved to be effective. He said that with his hardware 
installation it was just straight-thru holes (not sure about sealant..) that 
leaked like a sieve.

I just got through have my hull painted (yesterday!) and originally the 
perfectionist painter wanted to pull the rub-rail. Until he saw that it was 
part of the toe-rail structure. We left it as is.

Anyway, I am going to be doing a complete deck repair and repaint this Spring 
and Summer and would be glad to provide any observations that might help.
