I have the same problem with a normal installation on a hardrive without 
Virtualbox.
I have two SATA drives, sda0 used by Vista  but with a 5gig SWAP partition at 
the end.
sda1is partitioned in three with the first installed with Hardy 8.04, the 
second just formatted ext3 and the third as ext3 with Data on it.
I wanted to install Intrepid on the empty partition on sda1 and so chose manual 
installation from the partitioner. It locked as per the above image both during 
install straight from the CD and also from the live desktop.
The Intrepid is todays live build, (12th October), DISKNAME  Ubuntu 8.10 
"Intrepid Ibex" - Alpha i386.
I ran the installer from a terminal on the live desktop using "ubiquity --debug 
--desktop % gtk_ui" as copied from the properties of the desktop link.
I attach the /var/log/install/debug and /var/log/syslog

Computer is DELL XP 420
