I also used to have this bug. I am not sure but I think that bug isn't in
EMM386 but in kernel.
I fixed it with a slightly change of CONFIG.SYS file.
Make sure that you have there EXACTLY this line:
DOS=HIGH,UMB

It is important to write it capitalized and without any spaces. It seems
that FreeDOS doesn't process CONFIG.SYS perfectly.

message 'UMBs unavailable!' even when using the option X=TEST or
I=TEST.  Those are the only options that I am giving EMM386.  One

I can't test otherwise because SYS doesn't work on the computer I've
