  I have my problems 100% reproducible, after 3 rebuilds and reinstalls (on
  new FS).

  I had only "MALLOC_PRODUCTION=yes" in my /etc/src.conf and only
  port-related options (like OPTIONS_UNSET amd WRKDIRPREFIX) in
  /etc/make.conf.
