Try with these set:
export LD_LIBRARY_PATH=$PREFIX/lib:$PREFIX/samba/lib
export PKG_CONFIG_PATH=$PREFIX/lib/pkgconfig:
$PREFIX/samba/lib/pkgconfig:$PREFIX/share/pkgconfig
Then you might be able to get sane results when invoking:
$ pkg-config --cflags libmapi
which should cover your -I too (by the way, it might not be in lib64).
