If you're using schroot >= 1.4.8 in unstable, you'll need an updated sbuild to work with source chroots; http://git.debian.org/?p=buildd-tools/sbuild.git;a=commitdiff;h=3426a619aa9069bb88be72ea1c454acd9467c879 Hopefully, we'll get this updated version uploaded to unstable soon.
